Homes and Jobs For the Less Fortunate

IMAGINE
With the downturn of our economy, more and more people are losing their jobs and homes.
Imagine the impact that we would make in helping the less fortunate citizens of our country to learn to help themselves?
Imagine if we were responsible for providing job training, jobs and homes and a chance for the American Dream?
Imagine helping people and reaching our own financial rewards for doing so?

 

Stakeholders – Investors
We are seeking an investment of $250,000.00, which can be from an individual, an entity or an investment group.
An Investment Group of 100 people investing $2,500.00 each could see a return of double, triple and more as the program expands – secured by new homes. The business structure would be a LLC where the LL members will receive 25% of the total net profits.
Many people in our country have a little chance for their “dream shot” in our abundant country.  Most would become productive citizens if only they knew how, but our basic education system does not teach people how to achieve success.
Many of our citizens have had unfortunate circumstances due to lack of a proper education, early marriage and having children at an early age, health problems, lack of industry in the community and many more reasons.  We have created a program that will create jobs, housing and an economic base for people and communities.

Our Heritage
Just a few hundred years ago when our country began during the colonization, people migrated from other countries to seek a new live in America.  These people were not promised jobs or success, just hope of a better life.  The original people who came to America seeking a dream chose to work together and help each other by building homes and businesses with and for each other.  The communities grew and good neighbors and friendships were formed.
 
Back to Basics
What if we got back to basics and taught people to work together as neighbors helping neighbors?  And…
Provided job training, jobs and housing for these people?
After substantial efforts and investment we have developed a plan to help others achieve the American Dream!
Our plan is to acquire land, teach people to build quality, affordable homes, provide job training and jobs and an income so that the participants can afford to purchase the homes that they build.  We will teach people to become productive citizens and good neighbors. And, we plan to replicate our program any country in the world.
 
Our Plan
We have contracted with our for factory direct pricing of high quality, low cost steel frame housing and components. 
We have arranged for job training for less fortunate citizens.
Jobs for everyone who desires to improve themselves and their family’s financial situations.
We will get back to basics, where neighbors help neighbors to build communities.
 
Our system for Low Cost Housing

There are properties available (acreage) available throughout the USA that can be subdivided for communities such as the example below – 20 acres for $69,000.00.  Assume this property was subdivided to provide 10 houses per acre – 200 houses. 

Each lot would cost approximately $345.00.
The total to build houses with land and materials in this example would be approximately $16,000.00 (plus labor, water and sewage connections).

The homes could sell for $50,000.00 – at 7% APR for 30 years for $45,000 mortgage the P.I would be approximately $300.00 per month.
Participants provide labor to build homes, get job training, jobs and income to purchase.
Down payments of 10% required either as cash ($5,000.00) or “sweat equity – volunteerism” at a rate of $10.00 per hour (500 hours or 12.5 weeks).  The participants can spread the sweat equity hours over a period of time.

Note: 100 families providing sweat equity of 500 hours would provide 50,000 hours of labor.

Once the participants work “on the job training – sweat equity” they will be qualified for a job in the construction industry.
The Organization will then hire the participants at a starting pay of $10.00 per hour with raises as the skills are advanced.
At $10.00 per hour, the participants would earn $400.00 per week or at 4.3 weeks per month average would earn
approximately $1,700.00 per month.
With a mortgage of approximately $300.00 P. I. per month, the participants would have a balance of $1,400.00 (less taxes) to live on.

 

Financing
Once the homes are built and appraised there are many ways to finance or pull cash out of the properties to further the projects, pay administrative expenses and return profits to stakeholders.
HUD and other government entities sponsored financing – the purchaser (participants) have a down payment of cash or sweat equity and a job to pay the mortgage. 
The mortgage is secured by the home value.
Participants earn an income with the organization and the mortgage could be deducted from paychecks to assure timely payments.  Example: assume $70.00 per week is deducted from the participant’s weekly pay of $400.00; the remainder for the participant to live on would be $330.00 per week.

 

Creating Industry and more Jobs
We have developed Panelized Home Assembly Plants, whereby homes are assembled in a factory at lower prices and easily erected on the home site with minimal labor and labor costs.
The home assembly plants and on – site erection will create more jobs for the participants and the community.
This creates productive citizens and a tax base for the community.
Homes are easily shipped worldwide, which will create an economy for the community.
The factories would be owned by the organization and profits shared by the investors.
 
Sowing and Reaping
There is a universal law, a law of nature and of God “for whatever a man sows, that he will also reap.”Another version of the same principal is “if we help others achieve, we will also achieve abundantly”.

Exhibit A – Land Example  
There are many properties available around the USA.  This is one example – look at www.BKHaynes.com as an example of properties for sale.

Land Example: Capon Bridge, W. VA - Commute to Dulles, Manassas region. 15 min. Winchester area. Emerging growth area of fast sales and rising prices. Next suburb of Winchester. Square-shaped section of pretty woods on hill facing east.

For home, camp, hunting. No restriction on building size. trailer permitted for one year while constructing home(s).

Camping trailers, motor homes allowed. Private. Secluded. Get in on ground floor before road is completed and water district is formed. Elec. and tel. avail. Easy access just off Rt. 50 near 3-state hospital center. River close by to fish, canoe. Just 5 min. from town. 95% fin. poss.

DIRECTIONS: Rt. 50 West from Winchester to Bear Garden Mountain before Capon Bridge. Down mountain about 500 ft. to new road on right. Sharp right, back up hill, follow road under construction to stakes marking Tract #7 on right.

Note: Mobile homes (single wide) are approximately 500 square feet.  Mobile homes sell for up to $100,000.00 plus the land. 

 

 
 

NOTES TO THE BUYERS:

1.    SHIPPING COSTS, IF OFFERED IN THE PRICING CHART, ARE BASED ON LOCAL FREIGHT FORWARDERS QUOTES. IF THE BUYERS FEELS THAT HE CAN GET BETTER FREIGHT PRICES FROM LOCAL FREIGHT FORWARDERS, CAN REMOVE OUR SHIPPING COSTS NUMBERS FROM THE CHART AND REVISE THE TOTAL.

2.    LABOR COSTS, IF OFFERED IN THE PRICING CHART, ARE BASED ON THE INFORMATION WE RECEIVED FROM THE LOCAL INFORMATION CENTER AND CONSULATE OF THE COUNTRY, WHICH THE PROPOSAL IS MADE FOR. IF THE LOCAL CONTRACTORS FEEL THEY CAN GET BETTER LABOR PRICES LABOR COSTS SHOWN ON THE PROPOSAL CAN BE REMOVED AND TOTALS CAN BE REVISED.

2.1   KITCHEN AND BATHROOM FIXTURES, APPLIANCES AND MATERIALS ARE OPTIONAL. IF THE CUSTOMER FEELS THEY CAN PROVIDE AND BUILD THESE LOCALLY FOR LESS COST, THEY CAN ALSO BE REMOVED FROM OUR PROPOSAL.

3.    ONE TIME COSTS WHICH HAVE NOT BEEN ADDED ON THESE CHARTS ARE A). THE TRAINING FEES
(AND ASSOCIATED EXPENSES); B). SPECIAL TOOLS COSTS, AND C). STORAGE COSTS AT THE JOB SITE.
IF MOST OF THESE HOMES ARE GOING TO BE BUILT IN THE SAME AREA, CUSTOMER MAY WANT TO ADD
THE COST OF CONSTRUCTION OF ONE OR TWO LARGE WAREHOUSES FOR THE PROJECT. THESE
WAREHOUSES LATER CAN BE USED FOR OTHER PURPOSES. JOB SITES WILL ALSO NEED SMALL
WOODEN OFFICE LIKE STRUCTURES (JOB SITE OFFICES) WHERE ENGINEERS AND SUPERVISORS CAN
BE UNDER A ROOF WHILE WORKING AND STUDYING ON THE CONSTRUCTION DRAWINGS. 

GENERAL UNDERSTANDINGS AND DISCLAIMERS
The customer’s local builder will provide site work, concrete slab, and rough connections for the sewer, rough plumbing, electrical and gas systems.
Construction drawings for the, kitchen and bathrooms will be provided by our Housing Steel Frame Factory.
The local builder and his engineers who are familiar with the local codes and requirements will provide drawings for the electrical and plumbing systems.
Electrical outlets, switches, plumbing connections and pipe, lighting paint, flooring or mechanical parts which are REQUIRED TO BE compatible with the locally available appliances and accessories will be provided by customer’s local builder.

ONE TIME FEES:
ENGINEERING: Upon acceptance of the above proposal, as is or revised, $20,000 good faith deposit will be paid in advance to prepare all the required drawings. Upon receiving the total funds for the steel frame package and the materials, this fee will be credited back to the contract total.

CONSTRUCTION OF THE INITIAL UNIT(S) AND TRAINING: It is understood by all parties that ALTEX’s Factory partner core function in this program is to engineer and fabricate, and provide the necessary materials for the construction of affordable homes for the people of Sri Lanka. A local contractor will construct major portion of these homes. To contribute to the accomplishment of this goal ALTEX’s Factory partner will develop an effective installation-training program for the local builder and his workers. This program will last a maximum of 30 days, with a 6 workdays and 1 rest day a week schedule, including the travel time considered as work day. The goal of the program will be to train builder’s construction engineers and experienced workers themselves to be trainers. These trainers in turn will train builder’s other workers.

During the training period ALTEX’s Factory partner Engineers and trainers will be paid as follows. Engineers: $375/day, Trainers $300/day for 6 days a week. Additional to these professional fees following expenses will also be covered by the customer:

Travel expenses, food and lodging, local transportation, communication with ALTEX’s Factory partner offices, its manufacturing offices and suppliers and family, laundry and dry cleaning costs, Life insurance for the trip and medical expenses if needed.

In the event of bad weather, or delays caused by conditions outside the control of ALTEX’s Factory partner, regular payments will still apply.

SPECIAL TOOLS AND EQUIPMENT:
Construction of these homes will require special tools. ALTEX will prepare a list of required tools for customer’s representative. After determining the items available locally, unavailable items will be purchased, packed and prepared for shipment to job site by the ALTEX. As a courtesy ALTEX’s Factory partner will provide THE TOOL SET UP service at the actual purchase cost of the items. Boxes containing the special tools will be included in the first group of containers to be shipped.

STORAGE FOR THE MATERIALS AND EQUIPMENT:
Multi unit projects such as the project described require large covered storage spaces, storage and warehouse clerks, and security personnel. Job site conditions will require forklifts, at least two flat bad trucks to bring the materials needed from the covered warehouses to each building site every morning before the arrival of the construction crew. Moving and cleaning equipment, dumpsters for the trash and debris will be necessary for speedy completion of the buildings.

We will be happy to discuss these and any other issues and requirements you may have and help the local contractors be ready before the commencement of the project.
